How Long Should a Roof Last?

A roof is one of the most vital components of any home, protecting your structure, interior contents, and family members from the elements. Georgia climate can be unpredictable, including tropical storms, freezing rain, snow, and intense heat, highlighting the importance of annual roof inspections, as well as replacement or repair as needed. The quality of materials and installation can affect the integrity and lifespan of your roof, but exactly how long can you expect your roof to last?

The Principles of Roofing

Regardless of the type of shingles you have, or the size or shape of your roof, the principles of a roofing system remain the same. Various layers work together to form a barrier which, when installed correctly, is impervious to wind and moisture. Although you may only see the exterior layer, here’s what lies below:

  • Decking – Most typically this first layer is made from wood, which is nailed on the rafters and creates the foundation for the entire roof.
  • Underlayment – This next layer is installed directly over top of the decking and is usually made from felt. This material is a protective barrier that preserves the integrity of the decking in the event one or more shingles should become dislodged or damaged. Sheets of underlayment are rolled onto the decking horizontally starting at the lowest point of the roof, and each subsequent layer is laid overlapping the one below to help direct water in a downwards motion without penetrating the seams.
  • Drip Edge – On top of the underlayment, at the sides and underneath the felt material at the eaves, aluminum strips are nailed in place at an angle to direct water away from your home and towards the gutters and eaves.
  • Flashing – Strips of metal flashing are placed around chimneys, or any other element that protrudes from the roof, to prevent leaks by directing water over the shingles and down the roof.
  • Shingles – Asphalt, clay, metal, slate, or wood shingles are laid in an overlapping fashion as the final layer of protection.

Factors that Affect the Lifespan of Your Roof

With so many variables at hand, it can be hard to accurately predict exactly how long your roof will last, but some of the biggest contributing factors are listed below:

Shingle Type

Common types of shingles in the state of Georgia include:

  • Asphalt – This popular shingle is economical and durable under moderate conditions, but may be damaged by heavy winds. Average lifespan of between 15 and 20 years.
  • Metal – Although they may be noisy during storm activity, they can sustain heavy winds and may last between 40 and 70 years.
  • 3-Tab Shingles3-tab shingles are asphalt-based and come with a lengthy manufacturer warranty. They are highly resistant to hail, making them a popular choice in Georgia.

Climate

Excessive heat, heavy rainfall, tornadoes, tropical storms—Georgia has it all. Climate plays a big part in the health and longevity of your roof and, depending on exactly where you live, harsh conditions can take their toll. Heavy winds can lift lightweight shingles allowing water to penetrate your roof, and every type of roof should be inspected routinely after a major storm. We take Georgia’s unique weather into consideration in every roof installation we do.

The Benefits of an Annual Roof Inspection

A roofing inspection from Fowler Homes covers all the major components of your roof including shingles, flashings, ventilation, and gutters, and should be performed once a year and/or after a major storm. Benefits include:

  • Early warning. A roof inspection can uncover minor problems before they become major repairs, or cause further damage.
  • Peace of mind. Rest easy knowing that your roof can weather any storm.
  • Prolonged lifespan. Professional roof repair and maintenance can help extend the lifespan of your roof by replacing damaged or missing shingles, removing moss growth before it leads to rot, and repairing localized storm damage in lieu of roof replacement (if possible).
